In 2021, the State of Ohio began instituting testing, training and license requirements for inspectors in Ohio. Our inspectors are not only adhere to ASHI and InterNACHI standards but more importantly are now licensed by the State of Ohio as well.

We can help you by detecting current or previous activity of termites, carpenter ants, wood boring beetles, and carpenter bees. Our inspectors will also note past treatments and make recommendations if further action is required.

Radon is an odorless, radioactive gas which comes from the natural decay of uranium that is found in nearly all soils. It typically moves up through the ground to the air above and into the cracks and holes in the foundation of your home. This gas can build up in your house without you ever noticing. Any property can have a radon problem, no matter how old or new, well-sealed or drafty. Radon is the second leading cause of cancer, after smoking.
Let our experts inspect structures made out of EIFS or synthetic stucco. You can count on our seasoned inspector who has performed more than a thousand EIFS inspections in Cincinnati since 1998. Guardian can provide mold sampling collection and testing services to help identify growth in specific areas within your home. Aside from visible mold, there could be evidence of past water intrusion, excessive condensation, and high humidity that could support the cultivation of mold in your home. Air samples and/or area samples are collected and sent to a tri-state laboratory to identify and quantify each type of mold present within the area collected. A report will be delivered to you within 48 hours.

A sewer scope is a video inspection of the lateral sewer line leading from the house at/near the foundation and connecting to the city or HOA tap or septic tank. A lateral sewer line is the privately-owned pipeline connecting the property to the publicly-owned main sewer line, HOA tap, or septic tank.
Sewer-scoping the line can reveal blockages, damage to the pipe system, and other problems, which are vital for homeowners and home buyers to be aware of.
